Pre fossil fuels the rich were people who owned land because they were the ones who owned the fuel production, be it wood for burning or hay for horses. Fuel production required access to large areas to harvest the power of the sun and it will come to that again. If you had land you also controlled food production and building material production, wood, earth, rock or lime. I went for land a long time ago for those reasons.
